Flat roof repair guidance
Flat roofs have a working life, and most flat-roof problems appear as that life runs out — over extensions, garages, dormers and commercial units. The useful question is whether the covering has a contained failure or is failing across the board, because that decides whether you repair or replace.
This guidance covers the common defects, what is realistically repairable, and the materials involved, so you can have a sensible conversation with a roofer.
Common flat roof defects
The usual failures are splits, blisters and lifted seams in the membrane; perished or cracked felt at the end of its life; failed detailing at upstands, kerbs and outlets; and ponding where the fall or the outlets are not doing their job.
On older felt roofs the surface chippings wash off and the felt below dries and cracks. On rubber and single-ply, the membrane is often sound and the failure is at a joint or a detail.
What is repairable
A contained split, a blister, or a failed detail on an otherwise sound covering can be repaired, provided the repair is compatible with the system already there. Joints and details — upstands, outlets, trims — are where most repairable failures occur.
A repair that is not compatible with the covering will not last, which is why correctly identifying the system matters.
When replacement may be better
Where the covering is widely perished, where ponding has done sustained damage, or where the roof has been patched again and again, a repair is a short-term fix on a roof that needs replacing. A planned recover or replacement is usually cheaper over any reasonable timescale.

Materials and systems
Modern flat roofs use EPDM rubber, single-ply membrane and liquid-applied systems alongside traditional built-up felt, modified bitumen and mastic asphalt. The right repair — or replacement — depends on which of these is on the roof and what condition it is in.

What are flat roofs actually made of?+
Common systems are built-up felt, EPDM rubber, single-ply membrane, modified bitumen, mastic asphalt and liquid-applied coatings. Each behaves and fails differently, so identifying the covering is the first step in any repair.
Why does water sit on my flat roof?+
Flat roofs are laid to a slight fall so water reaches the outlets. Persistent ponding usually means the fall is too shallow, the deck has sagged, or the outlets are blocked — and standing water shortens the life of the covering.
Can a flat roof be repaired, or must it be replaced?+
A localised split or a failed detail on a sound covering is repairable. A covering that is widely perished, blistered or repeatedly patched is usually a recover or replacement — a repair will not hold.
How long should a flat roof last?+
It varies by system and how it has been maintained — modern single-ply and EPDM can last a couple of decades or more, older felt less. Maintenance and the quality of the original detailing matter as much as the headline figure.
